Fall 2026 Pre-Leasing Nears 85% as Student Housing Demand Holds Strong
Nine months into the pre-leasing cycle, the Fall 2026 season remains on pace for another strong year, despite some seasonal moderation recently.
U.S. student housing pre-leasing continued its upward climb in June, with occupancy reaching 84.7% for the Fall 2026 season. That rate was 340 basis points (bps) ahead of the market's 10-year average June pre-lease level of roughly 81.3% and matched the June 2025 performance.

Between May and June, student housing pre-leasing increased by 680 bps. While that represented a slowdown from the roughly 960-bps gain recorded between April and May, June's leasing improvement remained slightly ahead of the market's historical average June increase of about 640 bps. The market has now outperformed long-term seasonal norms for four consecutive months, helping erase early-season deficits.
Performance remained relatively balanced across distance-to-campus segments, though properties closest to campus maintained a slight advantage. Communities located within a half mile of campus were 85.2% pre-leased as of June, leading all distance categories. Properties located between a half mile and one mile from campus reached 84%, while communities more than one mile from campus were 83.1% pre-leased. Despite the modest spread, all three distance groups posted occupancy above 83%, as students continued to absorb available inventory regardless of proximity to campus as the Fall 2026 move-in season draws near.
With only a few months remaining before the academic year begins, the Fall 2026 leasing cycle remains positioned to finish near last year's solid levels. Although monthly leasing momentum has moderated from its spring peak, occupancy remains comfortably above historical norms, signaling another healthy leasing season for the student housing sector.
