Apartment supply volumes across the Southeast have come down in recent quarters after peaking in 2024. In the year-ending 3rd quarter, less than 50,000 units were delivered across Southeast apartment markets. That was well behind the peak delivery load of more than 65,000 units in the region during calendar 2024. The volume of units currently underway in the Southeast has also fallen, which will cool annual deliveries in the coming two years even further. By 3rd quarter 2027, annual supply in Southeast apartment markets is set to hit below pre-COVID averages, at about 24,000 units.
