Stable apartment demand has propelled continued rent growth and historically normal occupancy throughout the Northeast region.

Unlike many other pockets of the country, the Northeast also sees limited supply to help keep occupancy steady. Though there are highly localized exceptions of elevated supply — including Jersey City, Manhattan’s FiDi and pockets of Boston’s urban core — the continued stream of apartment demand has kept revenue growth afloat, and local supply pressure remains below the highest concentrations seen in Sun Belt regional markets. Whether economic and population growth headwinds limited the demand outlook beyond 2025 remains to be seen, though the current outlook appears generally favorable.
