Austin Apartment Market Report
M/PF YieldStar's quarterly Austin Apartment Report tracks the recent performance of the local apartment market and identifies key influences on the near-term performance outlook.
- Employment growth is reported at the metro level for the past five years and by major industry category for the past year.
- Demand is traced at the metro level for the past five years and at the submarket level for the past year. A one-year demand forecast is presented for the metro and for each submarket.
- Completions are quantified at the metro level for the past five years and at the submarket level for the past year. The last year's deliveries are identified by name, location, developer, completion date and property size. Ongoing construction is documented at the metro, submarket and individual property levels.
- A five-year history of occupancy is presented for the metro as a whole and by property age. Current submarket occupancy is documented overall, by unit type (number of bedrooms) and by property age. Occupancy is forecast for the next year on the metro level and for each submarket.
- Same-store rent growth is measured at the metro level for the past five years. Current average rents (monthly rates and rents per square foot) are presented both for the metro and by submarket in terms of overall rates, rates by unit type and rates by property age.
