RealPage maintains the industry’s largest online criminal and sex offender database, which includes almost twice as much data as leading competitors. Each screen includes an exhaustive search of each and every jurisdiction available within the database.

Follow Me Search

In addition to searching the largest volume of data, LeasingDesk uses a detailed search process to return the most accurate results. Our National Search includes a unique “follow-me” logic that greatly enhances the search and reduces the likelihood of false positive matches, which are often returned on common names.

While most companies search only the information provided on the application, LeasingDesk also searches all name variations, aliases and addresses found on the credit report against the entire national criminal database, in addition to the information provided by the applicant. This one-of-a-kind “follow me” search includes state, county, and local records, as well as sex offender registries. The records are also filtered on gender matching to further reduce false positive results.

Criminal Classification

LeasingDesk also allows you to determine whether an applicant should be accepted or declined based on your company policies regarding criminal records. The Criminal Classification feature automatically sorts criminal records into one or more of 17 different categories such as violent crimes, drug-related crimes, fraud crimes, victimless crimes and non-violent crimes.

The Criminal Classification feature can discern subtle differences within each category. For example, a misdemeanor drug possession can be treated differently than a misdemeanor intent to distribute drug offense. The applicant will automatically be accepted or declined based on your company’s Criminal Classification settings.
