LeasingDesk Resident Screening Capabilities
LeasingDesk Resident Screening features a sophisticated set of screening capabilities that are applied consistently in every screening decision, helping to reduce delinquencies, bad debts, and fair housing complaints.
- Credit Bureaus (Experian, Equifax, or TransUnion)—The best credit bureau for each area of the country is selected automatically and full credit verification is obtained. Credit information from the credit bureau is reformatted into an easy-to-understand report.
- TeleCheck—The national database of NSF checks is searched, returning clear, immediate results.
- Eviction Database—A database of eviction records furnishes fast, accurate information on rental prospects' previous or active eviction proceedings. While many information providers only provide eviction information on money judgments, RealPage gathers eviction records for all filings and forcible detainers.
- Renter’s Performance Database—RealPage’s proprietary renter’s performance database includes millions of records detailing rental payment patterns and final rent disposition information. Rental history (both positive and negative) is incorporated into the overall score of the applicant. This database is queried with every applicant-screening request to report payment history and other resident information such as whether or not the resident honored the terms of the lease.
- Criminal Database—LeasingDesk Resident Screening has instantaneous access to criminal data in more than 40 states. Criminal searches are an optional feature and can include both statewide and county-level searches. Fully integrated manual court searches are available in areas where electronic criminal data is not available.
- Terrorist/Fugitive Database—A database of thousands of terrorists and most wanted fugitive names, aliases and dates of birth. This database includes information from many federal and international agencies including FBI, Interpol, U.S. Customs, U.S. Secret Service and the U.S. Treasury Office of Foreign Assets Control (OFAC).
- Sex Offenders Database—A database of registered sex offenders from all 50 states and the District of Columbia. This database usually includes a photograph of the offender and a description of previous offenses.
